Land Use/Location: Tract 2 consists of 170 +/- acres of native and improved pasture with water provided by a dugout and rural water tap.  This productive pasture unit is located twelve- and one-half miles south, two- and one-half miles west, and one- and one-half miles north of White Butte, SD.  The pasture is located two- and one-half miles west and one- and one-half miles north of the White Butte Road.  The Haynes Road is located one half mile west.  Approximately 50 +/- acres were farmed at one time.  There is the possibility of grazing rights for Pasture 5A to a qualified buyer, but is not guaranteed.  The topography is rolling.

Terms and Conditions:

Property to be sold in two individual tracts. Successful bidder(s) will deposit 15% non-refundable earnest money on auction day, with the balance due at closing.  Closing to take place within 45 days of auction. Seller will reserve any and all owned mineral rights including oil, gas, and coal.  Seller will be transferring all owned aggregate including sand, scoria, clay and gravel on or below the surface to the buyer. Property sold without buyer contingencies of any kind. Buyers should have financial arrangements secured prior to bidding.  The 2024 real estate taxes to be paid by the seller with the 2025 real estate taxes to be prorated to the date of closing. Perkins County Rural Water agreement will be transferred to buyer at closing. Possession gives as follows: Immediate possession at closing.
